Europe’s largest Passive House development insulated with the British equivalent product to DCT XPS GA300.
Pipers Square in Charlestown, Dublin 11 is setting a benchmark in sustainable housing — and at the heart of the thermal envelope is the insulation solution available in Australia through us, DCT XPS GA300. At thousands of square metres and multiple apartment blocks, this project is being recognised as the largest Passive House-certified housing development ever built in Europe.

The challenge
To meet the demanding thermal and environmental criteria of a certified Passive House, the developer needed an insulation product capable of sustained high performance: very low thermal conductivity, excellent moisture resistance, high compressive strength and compatibility with green and blue (inverted) roofs.
The solution:XPS X 300 SL (DCT XPS GA300 in Australia)
For this project our product (known in Europe as Ravatherm XPS X 300 SL) was supplied in a wide range of thicknesses, and selected for its ability to handle green / blue roofs where moisture, structural load and long-term performance are key. Among its features:
- A design thermal conductivity (λ-value) of 0.032 W/mK, which enables thinner insulation layers for the same performance.
- Extremely low long-term water absorption (<0.7%), thanks to the closed-cell structure.
- High compressive strength and compressive creep resistance, which means it supports structural loads and green roof systems reliably.
- Installer-friendly dimensions and precision, making for smooth site installation under challenging conditions.
Project highlights
- At Pipers Square, 35,000 m² of this insulation was installed.
- At another large development, Seven Mills (Dublin 22), with more than 5,500 new homes planned, this same insulation was specified for its ability to meet Passive House U-values while minimising thickness and installation layers.
- The manufacturers supported the project with U-value calculations and product selection guidance, helping the contractor balance performance, cost and buildability.
Why this matters for Australia
For our local market through DcTech, DCT XPS GA300 offers a premium inverted-roof insulation solution that is well suited to green/blue roof systems, rooftop gardens, exposed decks and large-scale residential or commercial podiums. With its strong performance characteristics, it provides designers and installers confidence that the insulation will perform reliably over the long term.
Summary
If you are working on a project that demands high thermal performance, moisture resilience, and structural robustness — especially where green or blue roof systems are involved — DCT XPS GA300 is a proven solution (as demonstrated at Europe’s largest Passive House development). Through DcTech’s Australian distribution, you can specify the same product, adapted for our climate and market conditions, with the assurance of local support.
